10 communities, one local crew. The Seattle Landslide Study describes the peninsula as two north-south ridges with Longfellow Creek between them, the Duwamish Waterway on one side and Puget Sound on the other. That is the whole territory. Its housing is older than most people guess: in the Census ZIP code area that takes in Gatewood, Fauntleroy and the south Seaview shore, about three homes in ten were built before 1940 and half before 1960, while High Point was rebuilt from the ground up after 2003.
Rain and wind arrive together here. WeatherSpark puts Seattle's wetter season at 6.6 months, from October 10 to April 30, and its windier months from mid-October to late April. The city's own hazard analysis rates West Seattle among the parts of Seattle most exposed to wind damage. For a chimney that means a crown, a cap and a line of flashing that spend half the year wet, on a roof the wind reaches first.
