West Seattle's hazard to chimneys is described in the scientific record. In April 2001, University of Washington researcher Derek Booth said the Seattle fault appeared to focus and amplify shaking, so that one zone takes chronically greater damage whenever a deep earthquake strikes, and he likened the region's chimneys to a widely distributed seismological array (ScienceDaily). The 1949 earthquake alone put about 10,000 chimneys across western Washington in need of repair, by HistoryLink's count. Repair on the peninsula therefore opens with a structural question: is the stack sound enough to mend, or does part of it have to come down and be rebuilt? We answer it with photos before quoting.
Houses here have tended to ride out earthquakes better than their chimneys. After Nisqually in 2001, EERI's reconnaissance report judged the performance of wood-frame houses good overall, with damage mostly limited to chimneys. A stiff brick column beside a flexible frame moves differently when the ground shakes, and the length above the roofline has nothing to lean on. That upper section is where we look first.
A FEMA recovery advisory on masonry chimneys damaged by earthquakes singles out old unreinforced stacks with deteriorated mortar as the likeliest to fall, and cautions that a stack put back the way it stood is no less vulnerable. Its options run from capping the chimney at the roof, to rebuilding above the firebox around a metal flue, to replacing firebox and chimney altogether. We bring those options into the conversation whenever a West Seattle stack shows old cracks through its courses or loose brick near the top.
Seattle's 2021 Residential Code sets the terms for a rebuilt chimney. Where the site is classed D0, D1 or D2 for seismic design, a masonry chimney that is new or rebuilt and no more than 40 inches wide must contain four continuous No. 4 vertical bars and be strapped in steel at each floor, ceiling or roof line sitting more than 6 feet over grade. Section R1003.9 fixes the height: the top clears the upper side of its roof opening by 3 feet at least, and rises 2 feet at least over whatever part of the house lies inside a 10-foot radius. We do not state the seismic category of your address; that is settled with the city when a rebuild is designed.
