Brick is porous, and here it has months to drink. Western Regional Climate Center figures for the nearest long-term weather station record come to 38.29 inches of precipitation annually on average, and three months carry much of it: November with 6.11 inches, December with 5.80, January with 5.77. Waterproofing is maintenance, and it only works on a chimney that is already sound. It will not stop a leak at the flashing, close a cracked crown or stand in for a missing cap, and applied over those defects it hides the symptom while the cause continues. That is why an inspection comes first, and why we decline to coat a stack that needs repointing. The repellent wears with weather and has to be renewed; we note the date and check the beading whenever we are back on the roof.
