Alki, King County
One price covers a chimney inspection in Alki: $99 plus tax, counted chimney by chimney. Our technician goes over the firebox, the damper and the stack outside, sends a camera through the flue and writes down what was found, photos attached. Should repairs be needed and you accept our written quote, the $99 is deducted from that work. Decline the quote and the fee stays paid; nothing more is owed.

Alki has no single building age, so an inspector cannot assume much. The Census draws one ZIP code area around Alki, Admiral, Genesee and Seaview's northern end, and counts 15,073 housing units in it: about 23 percent built before 1940, 16 percent between 1940 and 1959, and 18 percent since 2010. A flue from the first group and a vent from the last have almost nothing in common. That is why the report begins by naming what is there: the fuel, the liner material if one exists, and the appliance attached.
The Seattle Landslide Study counts 106 recorded landslides since 1916 in its Alki Avenue area, about a third of them along the upper bluff west of Sunset Avenue SW, and roughly 33 during the storm winter of 1996/97. The study gives this area the highest density of debris flows in Seattle and notes that buildings at the toe of the slope are exposed because they stand so close to the steep bluff. Alki is low ground: the school site stands only about 22 to 25 feet above sea level, by the Alki Elementary nomination's figures.
A chimney is the stiffest part of a wood-frame house, so it tends to show movement early. On an inspection near the bluff we sight the stack for plumb, measure any gap where it meets the siding and compare mortar joints on the uphill and downhill faces. We record what we see and stop there: the cause is for an engineer to name.
Every chimney inspection we do in Alki includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowWashington's State Fire Marshal put out a release on September 21, 2026 counting six deaths statewide, over the previous year, all traced to a home heating source. The office urged a chimney inspection and cleaning every year. For an Alki owner the practical version is short. Book the look before the first fire of autumn, after buying a house, and after any event that could have moved masonry.
We ask what you burn, how often, and whether anything changed: a new roof, a new appliance, a leak.
Hands and a strong lamp cover the firebox and the smoke chamber; the stack is then studied outdoors.
A camera travels the liner joint by joint and records every crack, gap or missing section it passes.
The report sorts each item as fine, to watch, or to repair, with the photo that supports it.
Alki School's three-story 1913 section was seriously damaged by the earthquake of April 1965 and torn down that August; HistoryLink's essay on the quake adds that a 60-foot stack dropped onto the boiler room. An eight-classroom addition replaced the old wing in April 1968.
A house chimney rarely fails that visibly. More often a flue tile cracks or shifts where nobody can see it, and the fireplace goes on being used. The camera is the only tool that settles the question, which is why we suggest an inspection after any shaking strong enough to be felt indoors, and before trusting a fireplace whose history you do not know.

Alki is the beach neighborhood at the northwest tip of West Seattle, where the Denny party landed in 1851, on Puget Sound and Elliott Bay, with houses and duplexes that date mostly from the 1920s and the 1950s around the school, mixed with newer townhouses and apartments. We work every part of it — Alki Point, the Alki Avenue beachfront included.

Per chimney. A house with two stacks is two inspections, $99 plus tax each, and each one is credited against approved work on that chimney.
Yes. We identify how the unit vents, examine the termination and the visible connections, and say plainly when a part must be judged by the appliance's maker.
No. We report what the chimney shows, such as a lean or a gap at the wall. Ground stability belongs to a geotechnical engineer and to the city.
