Fauntleroy, King County
Brick chimneys rarely fail all at once. A joint opens, a brick face pops, the top two courses start to rock, and one winter later the fix has doubled in size. Our repair work in Fauntleroy begins at $425 for a small, reachable job and climbs with the amount of brick involved and the staging the roof demands. You see photographs of the damage and a written figure before a single brick is touched.

Fauntleroy's built history runs long for a Seattle neighborhood. Its brick schoolhouse opened on February 22, 1918, HistoryLink records, replacing one that burned in 1911, and it gained additions in 1950 and 1953 as the hillsides filled. Houses followed that same arc, from the cove outward and upward. We cannot tell you what your chimney is made of from an address; no public record sorts Fauntleroy's chimneys by material. If yours is brick and dates from either of those building waves, its mortar has had between seventy and a hundred or more wet seasons to soften.
Seattle's hazard analysis for windstorms does not treat Puget Sound as gentle water. It allows for steady winds in the 60 to 70 mph range, gusts of 90, and that air accelerates as it passes over hills and ridges. Fauntleroy has both ingredients: Seattle Parks calls Lincoln Park, on the neighborhood's north edge, a bluff on the Sound, and the houses behind the cove climb from the beach to the ridge.
The few feet of chimney that stand clear of the roof take that wind with nothing to lean on. If the mortar there is already soft, each storm works the top courses a fraction looser. That is why most repairs we quote in Fauntleroy concern the upper part of the stack, and why we test the top by hand, brick by brick, before trusting how it looks from the yard.
Every chimney repair we do in Fauntleroy includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowSeattle's cold is mild but not absent. The long-term weather record for the Seattle area logs roughly 33 freezing nights in an average year, concentrated in December, January and February, while afternoons that never climb past 32 degrees are rare. So masonry here gets wet, freezes briefly overnight and thaws by noon. Water that entered a hairline crack widens it a little each time. The damage is slow, and it concentrates where water enters most easily: the top courses and the weather side.
Each face of the stack is photographed from the roof, and the flue is filmed so hidden damage is not left behind a new exterior.
The quote splits urgent items from those that can hold for a season, with a price beside each.
Failed brick and mortar come out by hand; sound masonry stays where it is.
New work is laid, tooled to shed water and protected while the mortar sets.
Chapter 10 of the 2021 Seattle Residential Code deals with steel inside brick chimneys. Where a lot falls in one of the three D seismic design categories (D0, D1, D2), a new stack, or one being rebuilt, of 40 inches' width or less must hold four No. 4 bars running its full height. Strap anchors tie it to the frame wherever a floor, a ceiling or the roof crosses it higher than six feet off the ground. UpCodes publishes the state chapter this text is based on.
We could not find a source giving the design category for a Fauntleroy address, so we state none; SDCI assigns it. Most chimneys built before those rules have no steel in them at all. A repair does not change that, and we say so plainly. When the damaged portion is large enough that rebuilding is on the table, the quote covers the reinforced version and names the question we will put to the city.

Fauntleroy is a cove neighborhood in the southwest corner of Seattle that began as a summer colony in 1904, on Fauntleroy Cove, with permanent homes that go back to 1907 and hillsides that filled in after World War II. We work every part of it — Endolyne included.

Repointing a chimney appears in Seattle's residential code on the list of permit-exempt work, provided nothing about the envelope of the house changes. For anything larger, such as rebuilding a stack, we ask SDCI about your address before starting; we do not guess.
Yes: $99 plus tax buys the assessment. Go ahead with the repair and the bill shrinks by those $99.
Sometimes. A rocking top or brick already falling should not wait; an open joint low on a sheltered face often can. The quote says which is which.
