Admiral, King County
Servicing a gas fireplace in Admiral costs $189 to $475. The first number is what a healthy unit pays for its yearly cleaning and adjustment. Older units, heavy soot on the logs or a fault that takes time to trace push toward the upper one. When a repair needs parts, you see their price on paper first and nothing is ordered until you agree.

Gas is a common fuel in this part of the city. In the Census ZIP code area around Admiral, Alki, Genesee and north Seaview, utility gas is the principal heating fuel in about 31.3% of occupied homes and electricity in about 61.3%. Electric heat stops in an outage, and the city's hazard analysis recalls the windstorm of December 2006, when nearly half of City Light's customers went dark with full restoration taking seven days. A gas fireplace kept in working order is one of the few heat sources many houses have left on such a night.
Two reports on the 2001 Nisqually earthquake make the same point from different angles. FEMA sent inspectors into 30,000 houses afterward, and a USGS open-file report says one in three had a damaged chimney. EERI's reconnaissance engineers reached a matching verdict: timber-framed houses came through in good shape, and what broke on them was chiefly the chimney.
A gas appliance vented through an old masonry chimney inherits that weakness. If tiles have cracked or shifted, exhaust can leak into the brick or the house instead of leaving at the top. Service in Admiral therefore includes a look at the vent path, and after any earthquake you felt, we advise leaving the unit off until that path has been checked.
Every gas fireplace service we do in Admiral includes:
Smoke coming back into the room, or a smell that won't go? Book the inspection first.
Book nowGas burns clean when everything is right, which lets problems build unnoticed. Dust settles on the burner ports over the summer. The pilot assembly cakes. The sensor that proves a flame is present grows a film and starts shutting the unit down at random. Soot on the glass means the air mix is off. On a vented unit, a nest or a slipped joint in the vent sends exhaust somewhere it should not go.
The rating plate tells us who built it, which model it is and how it vents. The matching manual then dictates the service steps.
With the valve shut, the glass front is unlatched and each log is set aside in the sequence it was stacked.
Burner, pilot hood, thermocouple or thermopile and the firebox floor are brushed and vacuumed.
Sensors are tested, the gasket is examined and the vent is checked for blockage and loose joints.
Logs go back in their marked positions, the flame pattern is watched and a carbon monoxide reading is taken.
Among the exemptions in R105.2, Seattle lists the replacement of a component in a mechanical system when the replacement does not alter that system's original approval. In the same breath it reminds readers that a gas, wiring or plumbing permit can be needed on its own. A thermocouple, a valve or a fan exchanged for the manufacturer's own part is the kind of swap that sentence describes.
Factory-built fireplaces carry a Washington rule of their own: amendment R1004.1.1, printed in chapter 10 of the Seattle code, allows such a unit, whether fresh from the factory or second-hand, only if it bears a certification label for particulate emissions under ASTM E2558. We service what is there and replace like with like. When an Admiral customer wants a different appliance, that is a new project, and whether a permit applies is a question we take to SDCI first.

Yes. The exhaust still travels through that flue. The $99 plus tax inspection covers it, and $99 comes off any approved work that follows.
Many units with a standing pilot do; others depend on household current. We tell you which kind you own.
